The Moershoofde estate is located on the Dutch border on the edge of Sint Laureins in East Flanders. The surroundings are rural with creeks and water features forming part of the landscape.

The house was finished in 2015 and was completely newly built. To this end, fixed gas and sewerage was brought from the road to the plot. The house is built against the water with terraces and living spaces that give 360° view over the landscaped water features. The water is as clear as tap water because of the sandy soil (specific to this area). The house is designed around the idea of a square farm where between the attached outbuildings and the house itself a courtyard was created which is only accessible through the central gate. To the right of the courtyard there is a large chicken run and orangery conservatory for potted plants in winter but also great for use as an aperitif and lounge area on cool days.

From the hall there is also access to the wine cellar. This has a nice headroom and is spacious enough to store a stock with which you can retire.

The floor is accessed via a spacious open staircase hall that allows you to look down from above. The second floor features a master bedroom with dressing room. Piping is provided for a private washroom. The master bedroom opens onto a balcony with a wide view of the water features behind, a dream to behold. The master bedroom is flanked by two additional rooms, one of which is used as an office space. There is a bathroom with luxury walk-in shower and washbasin.
The second floor has a central large landing with room for a few fitness machines and is flanked by two spacious bedrooms.
Several outbuildings of respectively 96 m², 60 m² and 180 m² in size can be used as garage, storage and possible guesthouse.

Estate Moershoofde is provided with an estate status and has through its NSW status quite a few tax advantages. Thus, the estate can be purchased without transfer tax, there is on transfer by gift or inheritance tax is not payable and the annual charges are also limited. On the other hand, the nature created must be managed for at least 25 years.
The domain of 5 hectares gives a private feeling with beautiful sight lines over the landscape and landscaped nature. The presence of migratory birds throughout the year is a continuous spectacle.
