Located in the countryside at the Belgian border between Eede and Sint-Laureins you will find this magnificent estate. The estate is situated in 'de Moershoofde' which is characterized by its various creeks. The farmland is less fertile because of the cover sand areas, which made it possible to create this beautiful country estate of 11 hectares in total.
The location is easily accessible from and to Belgium. Within a 20 to 25 minute drive you reach the centre of Knokke and Bruges and in 45 minutes and an hour respectively you are in Ghent and Antwerp. Maldegem is just a stone's throw away and the Dutch beaches between Cadzand and Breskens are a delight for a day out.
The city of Sluis is also highly recommended for a day of shopping and enjoyment in one of the many restaurants. For a tasty breakfast or a good barbecue you can take the bike to the local bakery or butcher in Sint-Laureins. In short, too many possibilities to name in this region.
The possibilities of these lots are diverse.
Lot 1 has a surface area of 4.000 m² with a possibility to build up to 2.500 m³ (with a min. building of 2000m3). This lot is situated on the south side along the Vuilpanstraat and in terms of size (width and depth) can be filled in as desired. It is also possible to bring water to the plot (in consultation and after discussion of the investment involved).
Lot 2 has 5.000 m² of land with a driveway of over 100 meters and is situated on the north side of the estate (visible side Sint Laureins). This plot offers you the possibility to build a house with a maximum volume of 4500m3 (based on max. 2 buildings).
For people with the idea of keeping horses there are possibilities to rent one or more meadows on the estate.
There is the possibility to extend lot 2 to an estate of no less than 5 hectares with all the fiscal advantages that apply to such a property. We will gladly inform you about these advantages but you can think of an exemption for the transfer tax, benefits in gift and inheritance tax, the property tax which is valued lower, etc.
The layout of the area will be determined in consultation with the owner. The houses must be built under architecture.
The asking prices are € 475.000,- cost buyer for lot 1 and € 875.000,- cost buyer for lot 2. If you choose to extend the estate to 5 hectares, the asking price for lot 2 will be € 1.190.000,-.
